Common Area maintenance is directed by property owners, enabled by annual dues and managed by the board of directors. Please contact the board if you have any questions or to report a concern.

About 70% of the POA annual budget is allocated to maintain the roads, prioritizing low dust, accessibility and durability. The board interviews multiple vendors and selects one that can deliver POA priorities at the lowest price. Rather than plan regular, periodic maintenance, condition and cost determine the frequency of maintenance.
Our gate requires ongoing maintenance of electrical and mechanical systems as well as aesthetics. The property owner gate code is RIDG (7434) and the delivery code remains UPS1 (8771). There is no separate guest code -- all previous codes have been retired.
Other neighborhood maintenance and/or improvements is performed on an as-needed basis, including tree removal, common utility maintenance, property taxes and insurance on common areas and legal and professional services.
